Septic and well in the mountains: what to inspect before you’re committed

Most rural mountain homes run on septic and private wells. Inspect both during due diligence.

By Anna Powell Real Estate ·

The problem: City buyers moving to the mountains often don’t know how to evaluate a septic system or private well, and find problems after closing.
The fix: Pull the septic permit, inspect the system, test the well, and confirm buildability before your due diligence period ends.

How do I inspect a septic system in NC?

Hire a septic inspector during due diligence and ask the county health department for the system’s permit records. The permit shows the system’s design, including the number of bedrooms it was approved for.

If the listing says four bedrooms but the septic permit is for three, that matters for resale and for adding on.

How do I test a private well?

Order water quality testing through your county health department or a certified lab, and have the well and pump checked. Ask the seller for past test results.

Testing commonly includes bacteria and minerals; your county can tell you what’s typical locally.

What if I want to build on mountain land?

Before you buy, find out whether the land can support a septic system. In NC that means an improvements permit from the county health department based on a soil evaluation.

Slope, rock, and access affect where and whether you can build. Ask for a survey and talk to the county early.
