How selling a home works in NC.

Pricing, prep, NC disclosures, comparing offers, due diligence, and closing costs.

We hear you

Selling a home you love is emotional.

“What if it sits on the market?”

We price with real local comps and a plan for the first two weeks, when buyer interest is highest.

“I don’t know how to compare offers.”

We lay offers side by side, including due diligence, closing dates and terms, so the best one is clear, not just the biggest number.

  1. 01

    What is my home worth?

Start with a comparative market analysis from a local agent. It weighs recent sales, competition, and condition.

    Request a valuation.

  2. 02

What do I need to prepare?

Fix obvious issues, declutter, and gather documents: HOA information, permits, warranties, and utility costs. Consider a pre-listing inspection.

We keep a list of local handymen, painters, stagers, and cleaners. Request access.

  3. 03

What disclosures do NC sellers provide?

Most sellers complete the Residential Property and Owners’ Association Disclosure Statement and the Mineral and Oil and Gas Rights Mandatory Disclosure Statement. Pre-1978 homes need the federal lead-based paint disclosure.

Be honest about known material facts.

  4. 04

    How do I compare offers?

Look past price: due diligence fee, earnest money, due diligence length, settlement date, financing type, and any requested credits all affect your risk and your net.

Ask your agent for a net sheet for each offer.

  5. 05

What happens during the buyer’s due diligence?

The buyer inspects and may request repairs or a credit. They can terminate before the due diligence date; you generally keep the due diligence fee.

Keep the home accessible for inspections and the appraisal.

  6. 06

What do I pay at closing?

On the standard contract, sellers pay the excise tax ($1 per $500 of price), their loan payoff, any agreed commissions and credits, and prorated property taxes.

The closing attorney prepares the settlement statement.

General information, not legal or tax advice. Contract terms vary; your agent and closing attorney can advise on your situation. Form references are to the current NC Bar Association / NC REALTORS® standard forms.
